Wells Fargo launches 3% down payment mortgage

The common cry is too-tight credit. Lenders have kept the credit box restrictive because they are gun-shy from the billions of dollars in buy backs and judicial settlements stemming from the mortgage crisis that they still face today. Now, the nation's largest lender, Wells Fargo, says it is opening that box with a new low down payment loan — a loan it claims is low-risk to the bank.

Dallas County is a county in Texas that has seen a 6.7% increase in population over the last 10 years. Despite only being ranked 63rd for growth, it's the second-most populated county with 2,368,139 residents. Dallas, Garland, and Irving are its three most populated cities. Dallas County Real Estate Market Continues Strong Trend in Home Prices | Published: 5/8/2016 |...

In this week's report, the number of homes sold in the Dallas County market fell to 2,070 over the past 30 days, a decrease of 2.6% from last week's report, but still above the monthly average. On the other hand, close-by Tarrant County registered 2,085 home sales in the same period, the most of all surrounding counties. The median sales price continued to rise, trending upwards for eight weeks to reach $209,900. Despite the slip in sales, a relatively low three months of inventory indicates that Dallas County is a seller's market.

New report: Dallas commercial property markets are shrugging off oil industry bust

Texas commercial real estate markets have for the most part dodged the bullet of lower oil and gas prices, a new analysts report says. Dallas in particular has seen either low or no impact from the cutbacks in the state’s energy sector, according to the new report by Morningstar Credit Ratings LLC. “The oil market has had a tempered effect across the Texas commercial real estate property market as a result of the state’s diversified economic base,” Morningstar analyst Stephanie Mah writes. “While pockets of vulnerability are surfacing in the Houston multifamily and office markets, commercial real estate in Dallas and San Antonio has remained relatively unscathed. “Morningstar Credit Ratings LLC expects Dallas and San Antonio to remain fairly insulated from the oil decline aftershocks,” the report says. “The recent rebound in crude-oil prices should mitigate potential further deterioration.” While Texas lost almost 34,000 energy sector jobs in 2015 and more cutbacks have been announced this year, Morningstar’s analysts are relatively optimistic about the state’s real estate markets.
